You can start your search for the perfect home right here with up-to-date MLS listings in your favorite neighborhoods. Create your free account to save and favorite properties. Request showings and tours on your terms. We will also search for homes on your behalf. When your criteria is met, we will schedule a showing for you to preview the property in person.

Making An Offer
When you're ready to move forward with a purchase, we will advise you on completing the paperwork after analyzing the competition. We will add all necessary paperwork to your behalf. There is a lot to consider when making an offer, both the purchase price and the terms of the sale with contingencies are key special stipulations for your particular purchase. Once an offer is submitted, the seller may accept, counter, or reject.

Going Under Contract
If your offer is accepted, you will be officially under contract. The purchase will not be complete until closing, but the fastest course of action is to ensure all the contract-related details are official. At this point, it will be time to submit your earnest money deposit and secure your mortgage loan. Lenders offer a wide range of loan programs, so it is important to work with a lender dedicated to helping you determine the best route for your specific circumstance.
Home Inspection
Inspecting the physical condition of your next home is a vital part of the home buying process. A licensed home inspector will conduct a comprehensive evaluation of the entire property and report any conditions with the home. The inspector will also investigate potential issues such as code alterations or mold. Depending on the purchase agreement, we may negotiate additional repairs or credits to resolve any problems discovered during the inspection.

Home Appraisal

The Final Walkthrough
Prior to closing, we will conduct a final walkthrough of the home to ensure that all negotiated items have been completed and that the home is in the same or better condition than when the offer was submitted. Once the walkthrough is complete and the condition of the home is confirmed acceptable, you are ready to close.

Closing!
Time to celebrate! Your lender will provide a final closing disclosure summarising the loan terms, monthly payments, taxes and all associated costs. You will sign all required documents, the title company will process the transaction, and once everything is funded — the keys are yours.
